(Raleigh, N.C.) Wake County's leading community revitalization real estate firm, TeamHomeBuyer.com, was honored with a Raleigh Citizens Advisory Council (RCAC) Recognition Award at the Progress Energy Center in downtown Raleigh on September 17.
Community leaders, residents, and Raleigh City Council members attended the gala honoring individuals, businesses, and organizations making a difference in Raleigh neighborhoods. TeamHomeBuyer.com was recognized for their community revitalization efforts breathing new life into older neighborhoods throughout Raleigh.
TeamHomeBuyer.com partners Paul Murphy and Charlie McCarter accepted the award, presented by City Council Member James West and Lynette Pitt, former Chair, East RCAC. In her comments, Pitt testified seeing first-hand the positive impact TeamHomeBuyer.com has in neighborhoods with its community-friendly approach to rehabilitating properties.
"We leave the structure intact, keeping each home in scale with surrounding properties," Paul Murphy said, adding, "This approach helps us to get in and out quickly, minimizing the impact of construction on neighbors and allowing us to sell each home in a short amount of time so properties don't remain vacant long."
According to Murphy, this type of in-scale rehabilitation also helps keep the overall price of TeamHomeBuyer.com properties down so as not to be exclusionary in attracting a wide range of potential homebuyers.
"Of course, we couldn't be as successful as we are without a strong working relationship with the City of Raleigh and various community groups and organizations. We believe that working together toward the common goal of community revitalization benefits us all," Charlie McCarter said.
There are 18 geographically located CACs throughout Raleigh, which are responsible for reviewing issues of interest to their own community/neighborhood and expressing concerns to the City council. The Chairpersons and other officers are elected from among the members of each CAC neighborhood and items such as rezoning or development plans are discussed at the meetings. The opinions of CAC members and results of any votes taken at CAC meetings are presented to the City Council.
TeamHomeBuyer.com is committed to eco-friendly home rehabilitation, minimizing the use of resources, reducing harmful effects on the environment, and providing healthier environments for people.

(Raleigh, N.C.) Wake County's leading community revitalization real estate firm, TeamHomeBuyer.com, partnered with Menzies Consulting in building a float promoting Habitat for Humanity of Wake County in the December 1 Apex Jaycees Christmas Parade.
Sporting a full-sized Habitat for Humanity banner, the float featured a wooden "Santa's Workshop" built the day of the parade to represent Habitat's history of pulling together volunteers to construct homes for those in need.
"We wanted to put the skills of our two companies to good use for a worthy cause around the holidays," David Menzies,
president of Menzies Consulting, said. "Publicizing a homebuilding nonprofit in front of thousands of our neighbors
was a great fit."

Menzies and Murphy perform some last-minute adjustments before the parade kick-off.
Families of Menzies Consulting and TeamHomeBuyer.com staff pitched in to help construct, paint, decorate, and man the float in addition to distributing candy to parade watchers. The parade featured well over 100 organizations participating with floats and marchers and thousands of attendees along its route from the Apex Peakway through historic Salem Street in downtown Apex.
"Habitat for Humanity of Wake County is an outstanding organization that many of us in the home building and real estate industries have been proud to be involved with," said TeamHomeBuyer.com founding partner Paul Murphy, adding, "Everyone volunteering with a group like Habitat finds the experience absolutely rewarding."

According to Murphy, helping people find better places and ways to live healthy, productive lives is rewarding both personally and professionally.
"People just like the way we do things, they want to work with us. And they turn around and tell their friends about us as well, which leads to high referral rates," he added.
The Triangle MLS database compiles over 18,000 active listings on homes for sale at any one time and totals over 49,000 listings annually for over 8,000 REALTORS®.
TeamHomeBuyer.com recently sold four rehabilitated Raleigh homes within just two weeks capitalizing on homebuyers' interest in centralized Raleigh locations and existing homes in established neighborhoods.

TeamHomeBuyer.com Sells Four Rehabilitated Homes in Just Two Weeks
November 8, 2007
Writer's Direct-Dial No.: David Menzies, 919-274-6862
(Raleigh, N.C.) Wake County's leading community revitalization real estate firm, TeamHomeBuyer.com, has announced the sale of four rehabilitated Raleigh homes within just two weeks.
Each home was purchased, gutted, and rehabilitated with eco-friendly "green" building techniques adopted from the U.S. Green Building Council. TeamHomeBuyer.com chooses not to raze each home they buy and replace them with large new builds that are out-of-scale with the rest of the surrounding neighborhood. Instead, by focusing on rehabilitating the existing structure TeamHomeBuyer.com is able to attract community-oriented homebuyers who become integral parts of their neighborhood, revitalizing the surrounding area.
"Our community revitalization approach is leading to an enormous amount of referrals," said Paul Murphy, TeamHomeBuyer.com partner and co-founder, who added, "Selling four homes in two weeks proves our business model is working, to the degree that I have brokers calling me now to help sell their properties."
According to Murphy, an additional benefit of keeping the homes in-scale by rehabilitating existing structures allows TeamHomeBuyer.com to avoid pricing them out at an amount unattainable to the average homebuyer, allowing the company to avoid the new home sales slump other firms are experiencing.
TeamHomeBuyer.com is committed to eco-friendly home rehabilitation, minimizing the use of resources, reducing harmful effects on the environment, and providing healthier environments for people.

TeamHomeBuyer.com Completes Eco-Friendly Rehab of Raleigh Home
October 3, 2007
Writer's Direct-Dial No.: David Menzies, 919-274-6862
(Raleigh, N.C.) Wake County's leading community revitalization real estate firm, TeamHomeBuyer.com, has announced the complete rehabilitation and sale of a home at 2320 Stevens Road in Raleigh.
The home was purchased, gutted, rehabilitated and sold within just eight weeks. Green building techniques adopted from the U.S. Green Building Council were applied during the rehabilitation process, including the use of bamboo flooring. Bamboo is a rapidly renewable material that comes from trees that mature in roughly half the time it takes traditional hardwoods to reach market size, making it a sustainable alternative since it effectively re-uses the same land for regrowth.
"We took a derelict house, and turned it into the nicest home on the street with minimal environmental impact," Paul Murphy, TeamHomeBuyer.com partner and co-founder, said.
TeamHomeBuyer.com is committed to eco-friendly home rehabilitation, minimizing the use of resources, reducing harmful effects on the environment, and providing healthier environments for people.

(Raleigh, N.C.) Wake County's leading community revitalization real estate firm, TeamHomeBuyer.com, was one of the key sponsors of the Bain Memorial Golf Tournament Sept. 19 at Pine Burr Country Club in Lillington.
The tournament was a fundraiser for the Masonic Home for Children at Oxford, an orphanage located about an hour north of Raleigh. The home is fully licensed by the state of North Carolina and accepts children referred by Masons, Masonic Lodges, community leaders, the departments of social services and individuals in need of assistance.
"This is the fourth year we've been involved in this event as a sponsor, and it's just incredibly rewarding," said Paul Murphy, TeamHomeBuyer.com partner and co-founder.

Raleigh Home Targeted for Revitalization Effort
September 6, 2007
Writer's Direct-Dial No.: David Menzies, 919-274-6862
(Raleigh, N.C.) Wake County's leading community revitalization real estate firm, TeamHomeBuyer.com, is adding another home to its growing portfolio of properties targeted for active rehabilitation with the purchase of 801 Colleton Road in Raleigh.
TeamHomeBuyer.com secured the 50-year-old house last week after several neighboring homeowners contacted the company about the property and ultimately got the owner to contact Paul Murphy, TeamHomeBuyer.com partner.
"The owner was in foreclosure, and we were able to step in and pay the bank, halt the foreclosure, and protect the owner's credit history from taking a disasterous hit," Murphy said, adding that his business model enables TeamHomeBuyer.com the flexibility to buy houses like 801 Colleton quickly and close within days, easing the transition for sellers.
Like many of the homes TeamHomeBuyer.com buys and rehabilitates, 801 Colleton needs a lot of work, including a new kitchen and complete bath makeover. Murphy said his crews will use energy efficient lighting and appliances and, when applicable, recycled materials in construction. Also like the company's other homes, this property is situated in a neighborhood transitioning from a rental-heavy area to one with a majority of owner-occupied residences.
According to the other partner in TeamHomeBuyer.com, Charles McCarter, the company searches for such homes in part because he knows the effect his revitalization efforts will have on the community. "It's rewarding to see the long-time residents get so excited to see neighboring houses being fixed up, young couples and new families moving in. It really creates a buzz, a renewed sense of pride and hope for the future of the neighborhood," McCarter said, adding, "It's great for the community and the referrals we get are good for business."
Work on the home will begin September 7 and is expected to last three weeks, at which time TeamHomeBuyer.com will host an open house for prospective owners.

713 Brooks Ave. Rehabilitated, Sold
September 28, 2006
Writer's Direct-Dial No.: David Menzies, 919-274-6862
(Raleigh, NC) Paul R. Murphy, Jr., partner in TeamHomeBuyer.com today announced the sale of the residential property at 713 Brooks Avenue in Raleigh, NC.
The home, purchased by Murphy in August of 2006, was previously a rental property occupied by college students. It sustained heavy damage to its interior and, after consulting with Murphy, the owner agreed to sell rather than invest thousands in refurbishing and re-renting with minimal return on investment.
"This home took a great deal of tender loving care, but it was well worth it to see the looks on the faces of the new owners," Murphy said.
The home featured 1,600 square feet of living space in a prime in-town location minutes from Cameron Village in Raleigh, boasting three bedrooms, including a first-floor master suite with walk-in closet; two completely renovated baths; a gourmet kitchen with brand-new granite counter tops and stainless steel appliances; antique wood work; and a rocking chair front porch overlooking its unusually large lot.
"The owner wanted to move the house quickly; we got him what he wanted, and after significant interior and exterior work turned the home at a profit in short order," Murphy said.
