If you choose to invest with TeamHomeBuyer.com your loan will be secured by a first or second mortgage on a single family home or other piece of real estate in our local market. Each property is chosen carefully, making sure that the property does not exceed an 85 percent loan-to-value ratio. This helps ensure an annual 10-15 percent loan return, and there are no commissions or other charges taken out of your loan dollars.
There are three different programs to choose from when investing:
1) Basic investment - invest a set amount of money for one year at 12% interest, secured by Promissory Note and Deed of Trust. The investment can be withdrawn at anytime with a 30-day notice. A minimum investment of $25,000 is required. Interest is paid quarterly.
2) Deal-specific - invest in a specific, short-term project which typically lasts 6 months at 10% interest plus 2 points.
Interest accrues. Secured by Deed of Trust and Promissory Note. Minimum investment of $20,000 required.
3) Opportunity funding - fast turn around notice and funding, investment dollars are typically required within 48 hours
of notice. This is for investors able to move quickly on opportunities with investments of $100,000 and up.
Interest is up to 15%, secured by Deed of Trust and Promissory Note.
